Partial Auction Terms

Starting Times: Please, be prompt – There will be an explanation of the Auction Process and terms and Conditions before property is sold.

All property will be sold onsite unless noted otherwise.

Real Estate Registrations and Deposits: Although there is no obligation to bid, all prospective buyers must register in order to bid at the Auction. Registration will open at the auction site at least one hour prior to the sale. The successful bidder shall deposit the sum of $5000 as non refundable deposit subject to the following • Conveyance is by Warranty Deed, free and clear of liens and encumbrances • Seller will pay for deed preparation and statutory recording fee’s if any, all other cost will be paid by the purchaser. • Closing is within 30 days of the Auction Event.  There will be a ten percent auction fee added to the high bid to establish the contract sales price.

ALL PROPERTIES ARE SOLD IN “AS-IS, WHERE-IS” CONDITION.

The property and improvements will be sold “As Is” without representation or warranty of any kind. Neither the auction company, nor the seller makes any warranties or accept any liability with respect to the accuracy, correctness or completeness of information, its contents or meaning. You are urged to properly and thoroughly inspect the property before the auction.

Financing: No purchase is contingent on financing Agency:  Auction Serves represent the SELLER in these transactions.  For complete terms please refer to supplement “A” of the contract.

Neither the auction company nor the seller will be liable for any errors or the correctness of information. Personal Property: Payment in full required day of sale. Cash, Cashier Check, Approved check, or Visa/MasterCard. All sales tax collected unless proper tax identification is on hand day of sale. A ten Percent Auction Fee will be added to all items sold.
